Kiawah Island Real Estate Overview

Kiawah Island Real Estate Represents Some of Charleston Real Estate's Best

Although some 3,300 homes and homesites have been purchased within the Kiawah Island real estate market in the past 30 years and a number of restaurants and shops have been built, Charleston SC real estate developers have taken great care to pay homage to Mother Nature.

Permanent green space is a key element of the ambience for Kiawah Island real estate. Much of Kiawah Island real estate overlooks marshes, ponds and lagoons. A maritime forest features oak, palmetto, pine, hickory, sweetgum and magnolia trees, along with redbay, sassafras, wax myrtle and yaupon holly. Nearly 20 species of birds share Kiawah Island with its human inhabitants.

Kiawah Island real estate and Kiawah Island homes for sale feature a wide variety of residential choices, including homesites, villas, cottages, and single-family homes, offering some of the best of Charleston SC real estate. Buyers of Kiawah Island homes and condos for sale and Kiawah Island real estate can expect to pay anywhere from $700,000 for a one-bedroom oceanfront condo to $29 million for an oceanfront house.

Each of Kiawah Island real estate's neighborhoods highlight the natural beauty of the Kiawah Island locale. Existing two to seven bedroom homes offer amenities such as gourmet kitchens, elegant master suites, and expansive porches and decks. Several of the premier homes within the Kiawah Island real estate market feature luxuries such as private ocean access, heated swimming pools, media rooms, elevators, boat docks and guest houses.

Kiawah Island Real Estate: New Homesites
Currently new homesites and Kiawah Island real estate developments are featured in three areas within Kiawah Island: The Preserve; The Settlement; and Cassique, home of the 2005 Coastal Living Cottage Retreat Idea House.

The Preserve, which consists of five connected peninsulas, overlooks vast marshes along the Kiawah River, Cinder Creek, and Blue Heron Pond. In the spring of 2006, the last 10 remaining homesites were released for sale, Kiawah Island real estate developers proclaiming they saved the best for last.

The other two neighborhoods are part of the private Kiawah Island Club. They include: Cassique, which is set beside the Kiawah River where it meets the Atlantic, and surrounds a Tom Watson golf course and an elegant new clubhouse; and The Settlement, a private enclave encircling Tom Fazio’s River Course, a riverside clubhouse and a new spa designed by acclaimed architect Clodagh. Each new home design is governed by the Kiawah Island Architectural Review Board, which is charged with maintaining an uncommon and visually pleasing blend of natural beauty and manmade improvements to Kiawah Island real estate.
